We are a regional conglomerate that operates a wide variety of businesses in areas centered along the Tokyu Line.
With the transportation and real estate businesses as the foundation of the company's operations, we aims to increase area value and expand profits by combining the life service and hotel and resort businesses, which require relatively low capital investment and can be expected to generate high returns.
Our growth is intertwined with community growth, and enhancement of area value drives enhancement of corporate value.
Our long-term reinvestment-based business model will achieve sustained enhancement of corporate value by area growth and synergies among businesses. We aim to realize conglomerate premium by maximizing three-cycle synergy.
The core of our business is TOD* (transit-oriented development), which integrates transportation and urban development.
We develop desirable areas by pursuing safety & security as well as convenience in a web-like transportation network, while developing real estate in these same areas.
Using real estate development as a hook, we attract a larger population to the area, and by spreading this population to other businesses, secure additional returns.
"Regional conglomerate management" is to improve area value and generate earnings in a multi-layered manner by continuously making additional investments in the area (Capital Reinvestment Model to the Tokyu line areas).
(Ex.) Potential effects of the opening of Shibuya Scramble Square
As shown in the example above, the opening of Shibuya Scramble Square greatly increases the population involved in the Shibuya area, including office workers and visitors, as well as inbound tourists visiting the rooftop observation deck. This will then lead to an increase in the use of commercial facilities, hotels, and services that we have developed in the surrounding area. (See figure below)
The opening of new properties is also expected to lead to employees of office tenants moving into the Tokyu line areas, which will spread to the use of our railways, buses, supermarkets, etc. in the areas.
【Our services and properties in the Shibuya area】
The number of workers and visitors in Shibuya steadily increased due to our continued development and increased supply of office space since 2000. We will continue to actively promote our business, aiming to further increase the number of people involved, create synergies, and achieve sustainable growth in the area.
